Hundreds of properties in Quebec change hands every day, most of them without us knowing the exact details. That was before we became interested… Here are the latest transactions that caught our attention.
Just before Christmas, one of the most important real estate transactions of 2023 was completed in Mont-Tremblant. Just 38 days were enough to convince the buyer to advance the nearly $12.5 million required to become owner.

The two-story property is located at 404, Chemin Desmarais, on a wooded plot of 25,267.7 square meters and offers direct, approximately 170 meter wide access to the shores of the sought-after Lac Tremblant.
It features four bedrooms, five bathrooms, a four-car garage and a barn converted into a private spa including a dry sauna, steam room and nature-themed relaxation area.

This oasis of calm was purchased in 2012 by businessman Guy Gervais, president of the Carreaux Céragrès group, for $4 million. It was resold this fall to another owner of another large company known as Quebec Inc. in record time for this type of residence.
The latter agreed to pay $12,446,000 to afford it. This is the second largest transaction completed in Quebec in 2023. The most important of the year, also located on Chemin Desmarais in Mont-Tremblant, was a house that sold for $13.2 million.
At the most recent three-year valuation, this property was assigned a value of $5,619,500, which is 22% more than the previous valuation of $4,378,100.
In 2023, municipal taxes were $30,176. Transfer taxes of $301,208 were added to the purchase price for buyers.
