A prestigious residence on the banks of Île Roussin, at the western end of Laval, has just been sold by its owner for $2.3 million, or 12% below the asking price.

The construction of 68, chemin de l'Île-Roussin dates back to 1963. The two-story residence has three bedrooms, three bathrooms and two guest toilets, an elevator, a double garage, an in-ground swimming pool and most importantly: direct access to the Lac des Deux Montagnes.

This residence was purchased in 2008 by the couple Josef Kanner and Helga Neumann for $2.25 million. During his lifetime, Mr. Kanner was active in trading and importing, particularly with the German shoe manufacturer Birkenstock in Canada.

The estate of Helga Neumann, represented by Barbara Kanner, listed this property last fall for $2.6 million, all without any legal guarantee. Its buyers were eventually able to purchase it for $2.3 million or $300,000, or 12% below the expected price.

At the most recent three-year valuation, this property was assigned a value of $2,328,600, which is 15% more than the previous valuation of $2,022,100.

In 2023, municipal taxes were $16,537. A transfer tax of $53,628 will be added to the purchase price for buyers.
