An uninhabited island of your own sells for a song – but getting there is a bit tricky.

Barlocco Island, which lies off the south coast of Scotland and six miles from the nearest town, is for sale for around $190,000.

The lush green island, which stretches for about 25 hectares, has no homes or buildings but does feature a pebbly beach and a flood pond that collects rainwater for wildlife during the winter months.

For a US buyer to get to the island, they would have to fly into Glasgow and take a two-hour drive to the nearest town, Gatehouse of Fleet.

From there it would be a six-mile boat ride to Barlocco, although the island can also be reached by 4WD or on foot via a rock path at low tide.

Traveling isn’t easy for locals either – the nearest train station in Dumfries is around an hour’s bus ride from the Gatehouse of Fleet.

Aaron Edgar, the agent handling the sale for Galbraith Group, said he was optimistic about buyers interested in the country, thought to be the westernmost island in the Isles of Fleet.

“There is still a very romantic feeling to owning your own private Scottish island where you can get away from the hustle and bustle of everyday life and enjoy some peace and quiet in the most beautiful countryside around.”

David Corrie, another listing agent, noted that since the land is designated a “Site of Special Scientific Interest” for its flora, fauna, and natural landforms, buyers would likely find it difficult to build or live on the islet .

The islands in the area are also considered sanctuaries for wildlife, including the black-backed gull and rare plants – like the fragrant orchid.

“It will severely limit the ability to get permission to build permanent buildings or housing,” agent David Corrie told The New York Times. “The only option for anyone wanting to stay longer on the island would be off-grid solutions like solar power.”

According to the listing, no one has ever applied for a building permit on the island.

Despite the challenges that would come with the island, agents have said they have already received a number of offers since the list was released.

“We have seen strong demand from national and international parties for entire private islands having completed the sale of several in Scotland,” said Edgar

The company previously handled the 29-acre Little Ross Island sale for more than $400,000 in 2017.
