A 25-story tower is currently under construction in downtown Lévis. It will be the tallest purely residential building ever built in the Quebec region.

The Marie Guyart Building in Quebec has 31 floors, but its use is reserved for offices.
Tower 2 of Complexe Jules-Dallaire has 28 floors, but only 15 floors are intended for residential use.
With Le Fitz, real estate developer Pellimo wanted to realize a project at great height. In addition to the 25-story tower, two more 21-story and 19-story towers will be added to the $160 million project, totaling 482 rental units.
Delivery of the tallest tower, currently under construction near the intersection of Route du Président-Kennedy and Boulevard Guillaume-Couture, is scheduled for June 2024.

“It is a project that we are realizing tightly and high up. It will be the tallest 25-story residential-only skyscraper in the Quebec region,” said Gilles Pelletier, President of Pellimo.
“In general, you don’t see a lot of tall buildings in Greater Quebec City compared to other parts of Canada. There are reasons for this, often it is the land use planning that does not allow this. Here in Lévis we can do it,” said Mr. Pelletier.
“Leaner buildings are emerging, like we see in big cities like Vancouver. It creates living environments that are more interesting. Instead of feeling like you are living in buildings with endless hallways like in a hospital, you exit the elevator and enter your apartment. I’ve been building buildings for a long time because we had no other choice, but we can do things differently here,” added Mr. Pelletier.

The majority of the units are corner units with twice as many windows and large balconies, he points out.

According to the promoter, the difference in construction costs between a building that is tall and one that is “long” is equivalent.
“It’s a bit more expensive to build high up, but we can make better use of the ground. You end up with a project that costs just as much. To give you an example, if we were to build 482 houses, we would need 5 million square feet of land, plus roads and plus taxes. I’ll take it to where this country is? I will take farmland and forest areas, the city will be forced to build roads, clear them of snow and light them. The city has nothing to say about this.
Tenants can also have peace of mind because everything is included: heating, electricity, hot water, internet, six appliances, etc.
Other than that are the swimming pool, BBQ deck, community deck, town chalet, rooftop lounge, gym and yoga room, among others.

The price varies from $1,000 per month for a 3 1⁄2 condo to $4,000 for a penthouse with over 2,000 square feet of space and breathtaking views.
The construction of the project, carried out in collaboration with Construction Dinamo and MSI Gestion Immobilière, started a year ago. Phase 1, the 25-storey tower with 175 apartments, is currently rented.
