Hundreds of properties change hands in Quebec every day, most without knowing the details. That was before anyone cared… Here are the latest deals that caught our attention.
A river view in Baie-Saint-Paul for nearly $1.7 million

A retired Baie-Saint-Paul engineer, Marcel Dessureault, sold a property on Chemin de la Pointe for $1,685,000.
Transfer fees of $41,393 are added to the retail price. Last year the same property was listed for sale for $1.75 million.
The notarized documents state that the building, which offers stunning views of the river and L’Isle-aux-Coudres, is within the Commission de Protection du Territoire Agricole du Québec (CPTAQ) for Baie-Saint-Paul established agricultural zone), but is subject to the acquired rights.
Nonetheless, the buyer has acknowledged that they may not use this building for any purpose other than agriculture or engage in any prohibited subdivision or fragmentation without the permission of the CPTAQ.

At the last appraisal, the property (house and land) with an area of 314,754 m2 was valued at $800,100. For 2023, his property taxes are $7499. Cavalia founder Normand Latourelle has just sold his co-ownership in chic Montreal apartment building Tropiques Nord for $1.8 million.
The condominium complex is adjacent to Habitat 67 on the Cité-du-Havre peninsula at 2500 Pierre-Dupuy Avenue in Montreal.

Mr. Latourelle has lived on this property since July 2021 with his wife Fannie Lefort, also from Cavalia. The price paid by Mr. Latourelle at the time was $1,630,000. In two years, the couple will have managed to make a profit of $ 170,000.
The 11-story building has 120 residential units spread over eight floors and a 32,000-square-foot atrium featuring a garden with waterfalls, palm trees and other tropical plants. The building also has two swimming pools, a spa, a sauna, two exercise rooms, and tennis and squash courts.

According to Centris, four other units in the same complex are currently for sale. All exceed $1.2 million.
La Presse recently revealed that Cavalia’s founder is one of five private landowners around Bull Pond, a body of water with no public access in Brigham, in the Brome-Missisquoi region.
The neighboring community of Cowansville last year invested $700,000 to upgrade levees that keep the five owners at the pond’s edge a comfortable water level.

A company president sells Saint-Donat for $2 million

A couple of developers consisting of Karl Tremblay and Karine Geoffrion, President and Vice President of KA3 Development respectively, just sold in Saint-Donat for $2,050,000.
The residence is located near a bay of Lac du Pimbina in Lanaudière. Transfer fees of US$19,895 are payable to the City of Saint-Donat.

The vendors had purchased this property in October 2020 from Gestion MA3, a now-defunct company specializing in furniture manufacture and building management.
In the most recent three-year valuation list, submitted in 2023, the value was set at $996,700. That’s a 42% increase from its valuation of $699,900 three years ago.

A $2.36 million waterfront residence in Valleyfield

Entrepreneur Michel Levasseur, owner of a building rental company, has just sold his property on rue Alexandre in Salaberry-de-Valleyfield for $2.36 million. Transfer fees of $60,914 are added to the retail price.
The residence, which offers direct access to Baie Saint-François from the lake of the same name, was sold to a mechanical engineering entrepreneur.
At the last appraisal, the property was valued at $1,945,800, a 15% increase over the appraisal three years ago ($1,690,600). In 2023, his property taxes totaled $12,268.
