Hundreds of properties in Quebec change hands every day, most of them without us knowing the exact details. That was before we became interested… Here are the latest transactions that caught our attention.

A residence on the shores of Lake Memphremagog in the small Eastern Townships community of Austin has just changed hands for $2.7 million, just above the municipal estimate.

The house, built in 1987, is located on a 2.48 hectare forested property at the end of a cul-de-sac, at the end of Chemin Montpetit. The agricultural property offers its residents an opening 171 feet wide at the water’s edge.

The residence also has three bedrooms and two separate kitchens. In 2019, a huge outdoor terrace with an in-ground swimming pool was built there.

Huguette Lemaire became the owner of the premises following the death of her husband André Gaudreau in 2018. The latest sale to a Sherbrooke resident was made without any legal guarantee from the seller and “at the buyer’s risk.” Ms. Lemaire was represented in this transaction by Stephan, Marc and Nathalie Gaudreau.

In the most recent municipal assessment roll, this property was assigned a value of $2,685,760, which is 54% more than three years earlier ($1,744,000). In 2023, municipal taxes for this residence were $7,115.

Added to the purchase price for the buyer is a transfer tax payable to the Municipality of Austin in the amount of $68,093.
