Hundreds of properties in Quebec change hands every day, most of them without us knowing the exact details. That was before we became interested… Here are the latest transactions that caught our attention.

A newly built luxury residence on the shores of popular Lac du Nord in Estérel has just sold for $7.9 million. According to the brokers involved, the value of this transaction is the largest ever recorded through Centris in the Laurentians.

The one-story residence is located at 11 rue des Sternen and offers a living space of 461.7 m2. It includes three bedrooms, three bathrooms and a shower room, two large outdoor terraces, a covered outdoor kitchen and three indoor parking spaces.

The seller, André Gagné from Boisbriand, purchased this hillside property in May 2021 from a man named Dean Cristofaro. The transaction, which combined two separate properties measuring 6,583 m2, totaled $800,000 at the time.

Shortly afterwards, the real estate investor began building this house, which is characterized, among other things, by generous window fronts that offer its residents a wide view of the lake and the surrounding hills.

The new home, which was for sale for $8 million, quickly found a buyer. A buyer from an affluent Montreal suburb agreed to pay $7.9 million for the purchase. According to the notarial documents viewed, no sales tax was incurred on this transaction.

At last appraisal, this property was assigned a value of $2,614,200. Three years earlier, before construction began on the house, its value was estimated at just $234,300.

For buyers, a transfer tax of $153,843 will be added to the purchase price, payable to the City of Estérel.
