A capital gain of more than $2 million in Portneuf

Hundreds of properties in Quebec change hands every day, most of them without us knowing the exact details. That was before we became interested… Here are the latest transactions that caught our attention.

A residence on the edge of a popular lake in the Portneuf region that was recently purchased for less than $500,000 has just found a buyer for nearly $2.5 million.

This two-story house is located in Saint-Raymond, 5117 chemin du Lac-Sept-Îles, and has three bedrooms, as many bathrooms and a guest toilet. It was built in 2018 on a plot of land measuring 3834.7 m2 with a direct view of Lake Sept-Îles.

A couple from Charlevoix, Daniel Albert and Marie-Pier Labbé, purchased this property from Jacques Courchesne in July 2017 for $375,000. After working and living in it for a few years, the couple put it up for sale again. The property eventually sold for $2,495,000, six times the price they paid for it six years earlier.

At the most recent three-year valuation, this property was assigned a value of $1,420,500, which is 44.7% more than the previous valuation of $982,000.

In 2023, municipal taxes were $7,948. Added to the purchase price for the buyer is a transfer tax payable to the city of Saint-Raymond in the amount of $45,743.
