A heritage home in the islands is selling for $420,000

Hundreds of properties in Quebec change hands every day, most of them without us knowing the exact details. That was before we became interested… Here are the latest transactions that caught our attention.

A property in Havre-Aubert on the Îles de la Madeleine, whose heritage value has been recognized by the Quebec government, has sold for $420,000.

The attic house, built in 1975, is located at Chemin de la Grave 941 and until recently was used predominantly for commercial purposes, particularly as a tourist residence.

The property is one of around thirty wooden buildings linked to traditional fishing activities. The La Grave Heritage Site lies on a fishhook-shaped isthmus a few meters wide that connects Shea Point and Cape Gridley, on the edge of the Gulf of St. Lawrence.

The deed of sale emphasizes that the building is a cultural asset classified under the Cultural Heritage Act in accordance with a communication from the Minister of Culture dated September 7, 1983. It is also noted that a notice of non-exercise of a right to provisional authorization by Minister Mathieu Lacombe was issued on October 5, 2023 by the General Directorate of Cultural Heritage.

Patrimoine Katrel, a Montreal investment company owned by a man named Luc Lachapelle, became the owner of this residence in November 2022. At that time, the transaction closed for $345,000.

Just over a year later, the same property was sold by its owner for $420,000 including taxes. This is an increase of 21.7% over the purchase price.

At the most recent three-year valuation, this property was assigned a value of $218,700, which is 42% more than the previous valuation of $153,400.

A transfer tax of $4,634 will be added to the purchase price for buyers.
