A residence in Brossard, within walking distance of the DIX30 neighborhood, just traded for just under $2 million.
Located in the Domaine Rive-Sud neighborhood at 3610 Rue de Louviers, the two-story house has seven bedrooms, three bathrooms and a guest toilet. It was built in 2008 on a plot of land measuring 1314.4 square meters.

Its owner, Huajie Yan, bought this home from couple Tao Liang and Fang Wang in September 2017 for $1.28 million. After just over six years, the property was put back on the market for $1.98 million, or $700,000 more than the purchase price.
She finally managed to find a buyer for $1,835,000 million, which is 7.3% below the asking price. The owner will still have realized a capital gain of 43% or $555,000 compared to the price paid in 2017.
In the most recent three-year municipal assessment roll, this residence was assigned a value of $1,480,900 million, an increase of 35.9% compared to its previous value of $1,089,400 million.
In 2024, the municipal taxes on this home will be $9,315. Added to the purchase price for buyers is a transfer tax of $45,778, also payable to the City of Brossard.
