Two home sales broke records in 2022

The two largest home sales in Quebec’s history took place in 2022, according to an analysis The newspaper.

The largest transaction was $23,000,000 on October 7th. This is a Westmount mansion on the island of Montreal that was sold by Gestion Silcho Inc. This holding company was owned by the late Léo Strulovitch or Léo Stroll, father of businessman-billionaire Lawrence Stroll and grandfather of F1 driver Lance Stroll.

The seller’s representative was Joseph Montanaro, a broker specializing in luxury real estate.

“This is a unique and exceptional property that sold very quickly. The sale took place over the counter [sans affichage public]. That was done within a few months,” he said in an interview with Le Journal.

However, the agent has signed a confidentiality agreement and cannot provide any information about the residence in question, which is located in Quebec’s most upscale neighborhood. He nonetheless confirms that this is the largest transaction in Quebec’s history as of December 15.

The sale of the Stroll family home broke the record for the largest transaction made by another Westmount residence earlier this year. A businessman bought the mansion in June for $20.9 million.

A question of time

Joseph Montanaro confirms that the housing market slowdown that we are seeing everywhere is also being felt in Westmount, but less so than in the other sectors. Nine homes sold in Westmount that year for more than $5 million.

He adds that it’s a matter of time before this year’s record is broken again. Prices in Quebec have a lot of catching up to do compared to other provinces where prices are much higher, he said.

“While these sales are important, I’ve recently made even higher bids and it hasn’t lived up to the seller’s expectations,” he explains.

The key transaction of 2022 in the Quebec region is that of former Canadian goalkeeper Patrick Roy’s home. He sold his home on Chemin du Tour-Du-Lac in Lac-Beauport on January 5 for the sum of $5.775 million. The transaction was carried out without public notice.

This is the 22nd largest sale of the year across the province. Two Montérégie businessmen bought the property, Le Journal reported at the time of the transaction.

The sale of a Westmount mansion owned by the Stroll family since 1993 is the largest in Quebec history. The domain of 4718 m2 (50,800 sq. ft.) was sold for 23 million dollars an amount in October 20% higher than its taxable value in the municipal register of $19,087,600.

The broker does not want to reveal the name or nationality of the buyer behind a trust. But we do know that the purchase was made in cash, with no mortgage.

2) Another in Westmount

A luxurious Westmount home was sold by plastic surgeon Arie Benchetrit earlier this year for $20.9Mmaking it the second largest transaction of 2022 and in Quebec history.

The selling price is almost $3 million above the municipal rating. The plot has an area of 1047.5 m2 (11,300 square feet).

At the time of the June transaction, this was the largest sale in Quebec’s history. The buyer is a Quebec businessman.
