A 23-story building on Laurier Boulevard

ACERO Group is backing a 23-story, $90 million real estate project on Laurier Boulevard, now a strategic location for Quebec’s future light rail system.

Developer ACERO Groupe Immobilier is planning another large-scale real estate development on one of Quebec City’s main thoroughfares, much more realistically than the abandoned Le Phare project.

Bearing the initials of Sir Wilfrid Laurier, the SWL will be located at the intersection of Avenue de Germain-des-Prés and Boulevard Laurier. The developer speaks of an important landmark in the area.

Starting in January 2023, when construction is scheduled to begin, the SWL building could become the tallest all-residential tower in Quebec City with 150 high-end units.

Well integrated

For example, Le Phare de Québec, an abandoned Groupe Dallaire real estate project, would have had four towers ranging from 17 to 49 stories.

The tallest tower would have had 230 condominiums, 270 apartments, and a 150-room hotel. This last building should be one of the tallest in Quebec. First announced in 2015, the city put the project on hold in 2020.

For the SWL, a planned sale will start in autumn 2022 and the final delivery is planned for 2024.

“This is a project we have been working on for three years. We are on one of the axes of the future tram. Laurier Boulevard will change, and not just with our building. It is extremely important and realistic,” said Benoît Raymond, President of ACERO Groupe Immobilier.

No debate

With a very transparent facade, the building offers a panoramic outdoor terrace on the roof of the 20th floor. Social acceptance doesn’t seem to be an issue.

“We meet precise zoning standards. It’s something we don’t have here and it will stand out. We’re going to offer quite a luxurious setting in a very urban context,” adds Mr. Raymond.

According to him, it wouldn’t be surprising to see other projects of a similar size on Laurier. The client explains that SWL will also offer its residents unique views of the city.
