A rent increase of at least 2.3% is permitted this year

Renters in Quebec can expect rent increases of at least 2.3% this year, a rate that has halved since last year due to inflation.

In its annual rent adjustment calculation, the Administrative Labor Court (TAL) proposes a rent increase of 2.3% for unheated apartments, which increases to 2.9% taking into account a 5% increase in municipal taxes.

Owners of heated homes can pass increases of 2.8% for electric heating, 4.5% for gas heating or 7.3% for oil heating to their tenants.

These rates serve as a guide for determining the annual rent increase, but can e.g. B. be higher due to council taxes or planned work in an apartment.

Subject to inflation, the TAL’s proposed rate of 2.3% this year is 56% higher than last year, when the court proposed a 1.3% increase in raw rents. The rates varied between 1.3% and 3.7% for the different types of heating.

Remember that in Quebec, a tenant has the right to refuse the rent increase imposed by their landlord. If no agreement can be reached, the two parties can contact the TAL, which determines the rent increase.

Specifically, the TAL had to settle 1,715 disputes between landlords and tenants in 2022 and grant an average rent increase of 3.1%.
