It comes from an extremely famous man from Quebec Inc. that we owe the most important transaction of the year. Located on the edge of popular Lac Tremblant, 580 Chemin Desmarais de Mont-Tremblant has been owned by an uneventful couple since 1989. It includes 17 rooms, including four bedrooms, five bathrooms and a powder room, a solarium with a fireplace, a boudoir with a wood-burning stove, a large dock and a private tennis court. Accessed through a gate at the end of a half-mile private entrance, the residence offers 12,966 square feet of space and over 182 linear feet of frontage on the shores of Lake Tremblant. Owners Bryan M. Osborn and Jacinthe Thérèse Turcotte managed to sell it this fall for $13.2 million. For buyers, a $320,058 transfer tax payable to the city of Mont-Tremblant will be added to the purchase price.

Located on one of the three peaks of Mount Royal in Westmount, the eight-bedroom, seven-bathroom mansion impresses at first glance. A former property of Israeli-Canadian billionaire Sylvan Adams – heir and son of businessman Marcel Adams (Iberville Developments) – this luxurious residence was sold for $12 million by its owner, a company behind Montreal law firm Levine Frishman. The sale was completed in less than a month and was 14% below the original expected price ($13,950,000).

After years on the market, Philippe Dandurand, king of Quebec wine imports (Dandurand, Univins & Spiritueux and Galleon), managed to sell his estate on Lake Memphremagog. The huge property includes a 20-room castle, including five bedrooms, seven bathrooms and a garage that can accommodate 15 cars. The property also includes direct access to the lake and three additional single-family homes for guests. The property, listed for sale in 2020 for $16.5 million, was eventually sold to another CEO of a major Quebec company for just under $11.9 million. In 2015, Mr. Dandurand bought this place from Jean Bédard, CEO of TransForce, for $13.2 million.

The Circa Condos appear to be on their way to becoming the new luxury address in Quebec. The developer of this new complex of 42 condominiums at 11 rue Elgin, a stone's throw from Porte Saint-Jean and Place D'Youville, has been multiplying transactions worth more than a million dollars for several months, a rarity in the capital.

Representation of the living room in one of the apartments in the luxury real estate complex.

The most expensive device to date cost $1.42 million. With federal sales taxes ($71,000) and provincial sales taxes ($141,645), we're talking about a total bill of $1,632,645.

The new owner didn't seem to mind, because he took the opportunity to offer himself a second condominium at the same address at a comparable price.

The former residence of the late George Welch, president of Quebec-based Constructions Saint-Laurent, has sold for $3 million. Located at 650 Avenue Wilfrid-Laurier on the edge of the Plains of Abraham, Penthouse Georges V has three bedrooms, two garages and most importantly: balconies with breathtaking views of the river, Old Quebec and the roofs of the National Assembly. Mr. Welch purchased this 3,300 square foot condo in 2008 for $1.3 million plus taxes. Since his death in late 2021, it has been offered for rent for $15,200 per month. In September, Mr. Welch's estate finally found a buyer.
