Hundreds of properties change hands in Quebec every day, most without knowing the details. That was before anyone cared… Here are the latest deals that caught our attention.
The Royal Quai, a new millionaires’ residential development on the shores of Lac Saint-Louis in Dorval, has just found a new buyer.
Almost $4 million was spent to take possession of the luxurious property at 2, Place Kathleen-Laing. Of that, $594,594 is for sales taxes (GST and QST).
The house was purchased on June 7 by a Quebec businessman. In addition to the transaction price, transfer fees of US$57,902 are payable to the municipality of Dorval.

This Royal Quai project was built on a vast 50,000m² wooded lot formerly known as Boisé McConnel. The wetland, considered a flood plain, was backfilled by the developer to allow for the construction of this district, apparently with permission from the Department of the Environment.
Neighborhood residents tried to stop the sale of the property in 2018. In a petition, citizens of Dorval had collected more than 2,300 signatures – more than 10% of the town’s population – to demand that the place be preserved.

Their efforts were in vain. The land, once owned by philanthropist JW McConnell, was sold from his estate to Presti Demeures, the property developer. According to the registrar, this company is owned by Placements Pasquale Presti and Placements immobiliers Presti. The first is owned by Patriarch Pasquale Presti of Laval, while the second is owned by his son Paolo Presti of Westmount.
A total of 31 houses will be built there, 10 of them with direct access to the lake. Three of these houses, including a model house, have already been built. Seven more houses are currently under construction.
