Real estate agents must adhere to certain, more specific ethical obligations related to dual representation, which one agent says is an “excellent thing.”

In an interview on LCN, Vianney Godbout explains the new regulations, which are “extremely sensible”.
The new regulations clarify the concept of a brokerage team in the same agency in connection with representation.
“This means that a team is managed as a unit […] We will mention it very clearly [au client] in a form published in June 2022 that we would treat it fairly, but that we cannot advise it from a strategic point of view regarding the offer,” explains Mr. Godbout, who works at the Engel & Völkers agency.

The buyer can no longer receive advice on the same level as the seller and is asked to be represented by another broker.
“It’s part of our role […] if we have inside information about the seller of the property […] “The team will not work in the best interests of the seller,” he explained in an interview with Simon Gamache-Fortin.
