New York City residents love to complain about rising real estate prices — but Big Apple hubs were nowhere to be found at the top of a new list of the most expensive ZIP codes in America, showing overall that the Empire State is gaining momentum compared to previous ZIP codes has lost years.

According to a report compiled by RealtyHop based on average home sales in 2023, Los Angeles is taking on the role of big city and boasting more than its share of America’s most stunning enclaves.

Nine of the country’s 100 most expensive are in the City of Angels, compared to five in the much larger New York City, with some of our few representatives falling embarrassingly close to the bottom.

In order to identify the highest value areas in the United States, RealtyHop reportedly pulled all U.S. home listings advertised between January and October of last year. The results weren’t great for Gotham.

The most expensive ZIP code in NYC, all the way down at number 20 on the list, is 10013. It covers parts of TriBeCa, Chinatown and NoLita. According to the data, the median asking price in the exclusive zone is $3.60 million – a decrease of 9.7% compared to the 2022 listing.

NYC’s 10007 zip code, which includes Battery Park City and the southern part of TriBeCa, came much later at #31, while 10011, which includes SoHo and NoHo, was all the way down at #54.

The Upper West Side’s 10069, which includes some of the area’s exclusive Riverside Drive properties, came in at No. 85, while Brooklyn’s only entry in the top 100 was 11231, covering Carroll Gardens and Red Hook. The outer-city hotspot edged past the UWS to place 82nd, thanks to an average asking price of $2.17 million. This is largely due to the increase in new luxury condo construction and opulent townhouse renovations.

New York state as a whole has just 18 ZIP codes in the top 100 — four fewer than the 22 that made it last year.

There are now a whopping 61 zip codes in California on the list, with, in addition to the Los Angeles districts, several clustered around Silicon Valley in the north of the state and Orange County in the south of the state.

The most expensive neighborhood in the country is Atherton, California, a quiet town of just 7,100 residents near the futuristic headquarters of Apple and other technology companies. The average house price here was an incredible $7.95 million last year.

With a population of just over 7,188 residents, regulations only allow one single-family home per hectare.

The enclave is located in the heart of Silicon Valley, close to the technology hubs of Palo Alto and the elite Stanford University.

90210 – Beverly Hills, California

The 90210 ZIP code, made famous by Aaron Spelling’s sappy 1990s teen drama, is the second most expensive in the country.

The average list price there is an incredible $6.28 million.

If you’re looking to buy something in the neighborhood, there’s a good chance you’ll live next door to a celebrity: Leonardo DiCaprio, Adele, Ellen Degeneres and Jack Nicholson own homes there.

11962 – Sagaponack, New York

The city attracts a celebrity crowd; Drew Barrymore and Jimmy Fallon are said to have bought houses there.

However, Sagaponack is still popular, especially in the summer set. According to the US Census Bureau, the coastal hotspot is significantly quieter during the cold month and has a permanent population of just 322 residents.

Just minutes from the hustle and bustle of Miami Beach, Fisher Island is only accessible by boat or private plane. Celebrities such as Oprah and Julia Roberts have been linked to the island in the past.

The average asking price for a property within the exclusive retreat is currently a significant $5.7 million.

According to the 2020 U.S. Census, residents of Fisher Island’s 33109 ZIP code have an average annual income of $2.2 million – making it the ZIP code with the highest per capita income in the entire United States.

The ZIP code is also popular with celebrities: Richard Gere, Jennifer Lopez and disgraced former “Today” host Matt Lauer have all recently lived there.

93108 – Montecito, California

The most famous residents of the city bordering Santa Barbara are Prince Harry and Meghan Markle.

The couple reportedly paid $14 million for their mansion in the picturesque area, which is home to luxury hotels and huge, gated estates.

But the royal couple aren’t just celebrities who have a home in the area. Oprah Winfrey, Gwyneth Paltrow and Adam Levine have all splashed cash on a property in the 93108 zip code.

98039 – Medina, Washington

Bill Gates owns a home in the tiny community, where the average listing price is currently $4.75.

With its pristine coastline and year-round sunshine, Newport Beach has long been one of the most desirable areas to live in America—and the prices of homes here prove it.

This exclusive San Diego zip code rounds out the top 10.

Nestled among rolling hills, many of the properties in this expensive enclave are gated and set on acres of land. Anyone looking to move into the neighborhood should expect to spend a significant amount of money.

The average real estate listing in Rancho Santa Fe is $4.25 million.
