One of the leading companies in the United States in real estate development, Silverstein propertiespresented plans to carry out Avenir, a new one skyscraper double in New York, which, in addition to residential buildings, will also have a hotel and a casino on the western end of Manhattan, adjacent to Hudson Yards.
The 168,000-square-foot Avenir will be located at 41st Street and 11th Avenue, close to the Jacob K. Javits Convention Center, the city’s premier convention center.
What will the design of the Avenir look like?
The striking 46-story, two-tower complex will feature a public skybridge connecting the towers on the 45th floor. The 45th floor, located 630 feet (192 meters) above the street, will also feature the project’s signature design feature: a 1,000-person capacity performance hall that can be used by the local community and school groups in addition to premier concerts.
Avenir will have two 46-story towers connected by a public skybridge and include 1,000 luxury hotel rooms; an eight-story casino, gaming, entertainment and dining complex; more than 100 affordable housing units; and a 1,000-seat event hall on the top floor.
Affordable housing is a cornerstone of Avenir, and Silverstein Properties plans to build more than 100 apartments that are 100 percent permanently affordable on-site, in a mix of unit types and sizes, available to New Yorkers through the city’s system there is a housing lottery.
The company has already developed two Four Seasons hotels (the Four Seasons New York Downtown and the Four Seasons Orlando at Walt Disney World Resort) and is in discussions with luxury hotel operators about the proposed luxury hotel that will become part of Avenir.
Location
The development site is easily accessible via the Lincoln Tunnel and is within walking distance of the Port Authority Bus Terminal, Grand Central Terminal, Penn Station and Moynihan Train Hall.
In addition to the Javits Center, other attractions within walking distance of Avenir include Times Square, Broadway theaters, the Intrepid Sea, the Air & Space Museum, the Circle Line sightseeing cruise ships, and the Manhattan Cruise Terminal , Madison Square Garden and dozens of world-class dining options.
In recent years, the neighborhood, which stretches from West 34th Street to West 57th Street, west of Eighth Avenue to the Hudson River, has experienced extraordinary growth with the development of Hudson Yards to the south, Manhattan West and the revitalization of Times Square Experience change towards the east.
